This cottage was probably constructed in the early-1880s (almost certainly pre-1887), for either Richard Cock Junior, owner August 1883 - September 1884, or Henry T. Yates, owner September 1884 - until his death in August 1887; following which it remained part of his deceased estate until 1896.
A house is indicated as being present on the section from as early as the 1887-88 rating year and the property retains a relatively constant valuation for the remainder of the nineteenth century.
Mr P. Madsen was residing on Section 22, Hine Street in the 1890s, and was most likely living in the cottage at 94 Hine Street before construction of neighbouring 96 Hine Street in 1902.
