This corner bay villa was constructed in 1907-08 for Nicholas Thomas Maunder.

Maunder had previously farmed on the Lower Duthie Road at Kaponga, near Hāwera, with a clearing sale of his stock, implements and furniture held during early August 1907.

At an auction held by Newton King on Saturday 21 September 1907, Maunder purchased the lease of Town Sections 332-334 and 358-360 from the Taranaki Education Board for £20.

The building permit that likely relates to the construction of the present villa at 161A Vivian Street was granted to George W. Maunder by the New Plymouth Borough Council on 4 November 1907 - Wallath was the builder, and the estimated construction cost was £596.
