This villa at 135 Powderham Street was built for Arthur Mofflin about 1900.

Mofflin was a cabinetmaker and advertisements indicate that he had owned land near the corner of Powderham and Dawson Streets since at least 1880 - see also Taranaki Land Deed Index links below. He also assumed responsibility - from the architect James Sanderson - for supervising the final phase of the construction of the band rotunda in Pukekura Park in 1890.

He was still living at this address when he died in 1928.

The house was demolished in April 2016 and replaced by a commercial building.
