The exact construction date of this home is currently unknown, but based on its style, it was probably constructed sometime in the early-1880s; very likely pre-1887.

The house isn't indicated on Skinner's 1880 Map of New Plymouth, but is clearly shown on DP1797, surveyed in April 1902, to bring the section under the Land Transfer Act.

Owners of Town Section 52 from 1868 include: C. A. Bullot (July 1868 - July 1885); G. J. Ward (July 1885 - July 1895); M. J. McManus (July 1895 - ?).

A house is indicated as being present on the section from as early as the 1887-88 rating year and the property retains a relatively constant valuation for the remainder of the nineteenth century.
